You won’t be bothered if the kids run into the cottage from the beach with sand in their toes. You’ll be able to surround yourself with nature and peacefully read a book from your deck. You can get up and go boating, play tennis or a round of golf, drive to Algonquin Park, and enjoy many other traditional cottage experiences.
Many people drive to their cottage just a few weeks per year and occasional weekends. It doesn’t make sense to spend hundreds of thousands of dollars to purchase a cottage and use it so few times. No matter how little you use it, you are still required to pay taxes, utilities, insurance and repair for the entire year.
Fractional ownership is a practical alternative. You buy a share in the property. Your purchase entitles you to 5 weeks of vacation in the cottage of your choice and use of the amenities located on the property. Intervals include a week each season of the year plus one floating week. You can purchase as many intervals as you like. An annual maintenance fee that is shared by all the owners covers the cost of taxes, utilities, maintenance, cleaning, upkeep and repair. You own your share as you do any other asset. You can keep it as long as you wish, sell it, or pass it on in your will to your heirs.

Our prices will start about $29,900. Other fractional ownership projects start around $60,000 and go to $175,000 and even more.
If you were to pay for your full purchase, monthly maintenance fees would be about $140 per month. This pays for maintenance to your cottage, housekeeping services, maintenance to all common elements such as indoor pool, and other recreation facilities, taxes, utilities and so on.
Assuming a 30% downpayment, total montly costs including maintenance fees would be about $280 per month if the balance of purchase price is amortized over 20 years at 6 % interest.
You will be able exchange one or more of your weeks for a comparable resort around the world using an International Exchange Network to which Blue Water Acres would belong.
You can rent some of your weeks to other family members or friends making it possible to have your vacations at no cost at all to yourself. It will also be possible to place your weeks into a rental pool at the resort. You can sell your share, potentially at a profit, or give it away, or leave it to your heirs in your will.
Much of our infrastructure already exists. We won't have to spend millions of dollars building the infrastructure. We already have an indoor pool complex, tennis courts, indoor facilities, and so on.
Our cottages are more modest in size than some other fractional ownership projects. Most cottages are built on the original foot print of existing rental cottages. They are completely torn down to their original foundation which are expanded to accommodate the larger cottages. Not withstanding our exceptional pricing, cottages are built with high quality materials designed for energy efficiency and durability. Interiors are professionally designed and all new furnishings are superior quality.
The lower price opens this fractional ownership option to more people which has significantly reduced costly marketing expenses.
All regulatory approvals are already in place. We didn't have to incur the expense of having to spend years trying to get approvals.

Blue Water Acres is located in a very desirable area of Muskoka on Lake of Bays, near Huntsville and Algonquin Park.
The resort is located on a beautiful lakefront property. Cottages are well spaced from each other providing lots of privacy. Total property consists of about 20 hectares, with a nice mix of open space and natural forested areas. Most cottages have some view of the lake. The resort has a natural beach which is very safe for children.
New fractional ownership projects typically take years to complete. This means that purchasers often have to bear the inconvience of construction around them until the project is finally complete. The construction at Blue Water Acres will be much less intrusive and can be accomplished during the quieter seasons. During the busy periods guests wouldn't likely notice that anything different is going on.

Our repeat guests and the travelling public can continue to enjoy vacations and getaways at Blue Water Acres for the next three or four years.
